22 Durham Street was built in 1918 as the New Zealand Stock Exchange — the building where New Zealand’s financial future was decided for a century. Depressions. Booms. Crashes. The digital revolution that made the exchange obsolete. The building held through all of it.
1,560 square metres across three integrated spaces — 780 sqm entertainment, 605 sqm restaurant, 175 sqm retail. AUTEX acoustic treatment throughout. The room does not fight sound — it holds it.
The heritage of the building is not an obstacle to what it becomes. It is the reason the proposal works. The Exchange is already the story. The White Room is the next chapter.
Four engines. One space. The building covers its costs before a single event night is announced. Events are the punctuation. The building is the sentence.
The Pillar II streaming and AI production capability is no longer a technology partnership we need to secure. It runs on our own infrastructure, operational today, at near-zero marginal cost.

We are not asking Alberts Group to take a leap of faith. We are asking for 90 days and a framework — so both parties can move toward this together with confidence.
